WHAT IS ACTUALLY HAPPENING UP THERE

A gutter has one job, and it fails in about six places

The job is to catch what comes off the roof edge and put it somewhere that is not against your foundation. When a gutter stops doing that, the damage does not show up in the gutter. It shows up in the fascia, the sheathing edge behind it, the soffit, and eventually the basement. Here is how to read yours from the ground.

Standing water or a black silt line in the trough

That run has lost its pitch and now sits dead level or backward. It should fall toward the downspout, on the order of a quarter inch over ten feet. Water that sits will find the seams, and the weight works the hangers loose until the whole run drops.

A run pulling away from the house at one end

The spikes have walked out of the fascia. Once the hole is oversized there is nothing left to grip, and one heavy August storm fills the trough and peels the run off the wall. Left alone it takes the fascia board and a strip of soffit with it.

Drips at the corners and the end caps

Sealant has let go at a miter, a cap, or the collar at the downspout outlet. Those joints are wear items. The water goes straight down the wall behind the gutter, so you get a stained band of siding and a wet sill long before you notice the drip.

Overflow in heavy rain with a clean trough

The trough is not the problem. Something downstream is blocked, usually the outlet, the top elbow, or the buried line out in the yard. Every gallon that goes over the front lip lands in a trench at your foundation, which is how a gutter problem turns into a wet basement.

Soft, dark, or stained fascia behind the gutter

Nine times out of ten there is no gutter apron up there, so water has been tracking back into the board every time it rains. The board goes punky, then the sheathing edge under the starter course goes with it, and now your hangers are screwed into something with the structural value of a sponge.

Bent trough and torn hangers after a hard winter

Ice weighs roughly 57 pounds per cubic foot. A forty foot run packed solid and mounded over the lip is a few hundred pounds hanging off fasteners spaced every couple of feet, and the fasteners lose. Berkeley County gets real winter, and the January 2016 blizzard is the one people here still bring up.

Five steps, and you see the evidence at every one

1. Somebody picks up

Rehang to pitch on hidden hangers, cut out and replace rotted fascia and sheathing edge, install the missing apron, reseal to bright metal, clear the outlets. Then we run the hose again with you standing there and watch it drain.

DRIP EDGE

The metal at the very edge of the roof deck

It kicks water off the sheathing and out past the fascia. It is not the same part as a gutter apron and it does not do that job. Plenty of older Martinsburg houses have one and only one, which is exactly why the board behind the gutter rotted.

GUTTER APRON

The L shaped metal that laps into the trough

Water leaving a roof edge clings, wraps around the underside, and tracks backward. The apron goes up under the roof edge and over the back wall of the gutter so the water lands inside the trough instead of behind it. This is the single most skipped part on the list.

FASCIA AND SHEATHING EDGE

The wood everything else is screwed to

No fastener is stronger than the board it goes into. We will not drive screws into a rotted fascia and call it fixed. Where the board is soft we cut it out, replace the sheathing edge under the starter course too, and the same crew handles the soffit and fascia work.

HANGERS

Hidden hangers with screws, not spikes

A spike is a smooth shank nail through a sleeve. Every temperature swing walks it further out of the wood, so backing out is not a defect, it is the design. Threads grip. We reset on hidden hangers roughly every two feet, tighter through runs that carry ice.

THE TROUGH

Aluminum that moves more than you think

A forty foot run grows and shrinks better than half an inch between a January night and a July afternoon, and all of that travel lands on the corners. Aluminum also work hardens, which is why a trough bent straight once folds again in the same place.

MITERS AND SEALANT

Butyl or polyurethane, never silicone

We scrape the old material out completely, clean to bright metal, dry it, and run a proper gutter sealant. Silicone will not bond to weathered aluminum, will not take paint, and will not let the next repair bond either. A bead of clear silicone over a leaking miter is the most common thing we find and undo.

OUTLET, DOWNSPOUT, AND BURIED LINE

The half of the system nobody inspects

Blockages hide at the outlet, the top elbow, the offset at the wall, and the pipe underground. Buried lines are the ones that catch people, crushed by a truck tire or silted closed twenty feet out in the yard while everything you can see looks perfect. Where a line is collapsed, discharging above grade onto a splash block well away from the wall beats a buried pipe that fails silently for a decade.

  • My gutters overflow in heavy rain but they are not clogged. What is wrong?

    Usually the downspout rather than the trough. Either there are too few for the roof area feeding that run, or one is blocked at the outlet, an elbow, or in the buried line out in the yard. It can also be lost pitch, where a section sits dead level and backs up before the water reaches the outlet. We run a hose in the gutter and watch where it goes, which settles it in about ten minutes.

  • Can you just put the spikes back in?

    We can, and it will hold for a season. A spike is a smooth shank nail, and every temperature swing and heavy rain works it further out of the fascia until the hole is oversized and it has nothing left to grip. What lasts is hidden hangers with screws into solid wood, roughly every two feet and tighter on runs that carry ice. If the old holes chewed up the board, we move the hanger rather than reuse a hole that already failed.

  • The fascia behind my gutter is rotted. Is that a gutter problem or a roof problem?

    Nine times out of ten it is a missing gutter apron, which makes it a roof edge problem showing up as a gutter symptom. Water leaving the roof clings to the underside of the drip edge and tracks back into the fascia instead of dropping into the trough. We replace the rotted fascia and sheathing edge, install the apron, and rehang to pitch in the same visit.

  • Do I have to replace the whole system if one section is leaking?

    No. If the trough still holds its shape and the failure is a joint, a hanger, or a downspout, that is a repair. Replacement is right when most of the joints leak, when the trough is deformed along its length rather than at one point, when the back wall has corroded through, or when the system was never sized for the roof draining into it. The one thing we cannot promise on a partial replacement is a color match, because coil colors change and old aluminum chalks.

  • Will fixing my gutters stop the ice dams?

    No, and anyone telling you otherwise is selling something. Ice dams form because heat escapes into the attic and melts snow that refreezes when it reaches the overhang. The gutter only holds that ice at the eave and gives the dam a base, which is why gutters take so much damage in a winter like 2016. We will repair the damage. The cure is air sealing, insulation, and ventilation, in that order.

  • Should my gutters come off when I get a new roof?

    Usually yes, and they should be detached rather than pried. Tear off debris dents and scratches aluminum, and taking the run down is the only time you get a clear look at the fascia and the sheathing edge. If a roofing bid does not mention your gutters at all, ask what the plan is before the crew shows up.
