These terms cover the use of this website and the general expectations around estimates, scheduling, and warranty work with Black Stone Roofing, LLC. Your signed contract always governs the actual job.

Reading it means agreeing to it

By using this website you agree to these terms. If you do not agree with them, do not use the site. Call the office and talk to us instead.

INFORMATION ONLY

This site is not a contract

Everything here is general information about roofing and exterior work. Nothing on this website constitutes a binding price, a scope of work, or a professional opinion about your specific roof. A roof gets priced after somebody stands on it.

ACCURACY

We keep it current, within reason

Building code references, material specifications, and product availability change. We update this site regularly, but we do not warrant that every technical detail reflects the most recent revision of every code or manufacturer specification.

ACCEPTABLE USE

What not to do here

Do not attempt to breach the site, scrape it at volume, submit false information through our forms, or use our content to represent another company. Our photos are of our own jobs and our own crew.

ESTIMATES AND PROPOSALS

How pricing actually works

FREE INSPECTION

No charge to look

Our roof inspection and written estimate are provided at no cost for property owners in our service area. There is no obligation attached to it and no pressure call afterward.

VALIDITY

Proposals expire

Written proposals are valid for the period stated on the document. Material pricing moves, and a proposal from four months ago is not a price we can hold.

HIDDEN CONDITIONS

What happens when we open the roof

Rotted decking, unexpected layers, failed flashing, and structural damage are frequently not visible until tear off. Any additional work required is documented, priced, and approved by you in writing before we proceed. We do not surprise people with a larger invoice at the end.

SCOPE

The proposal is the scope

Work performed is limited to what is written in the signed proposal. Additions requested mid job are handled as a written change order.

SCHEDULING AND PAYMENT

Timelines, weather, and invoices

WEATHER

Roofing is weather dependent

Dates are targets, not guarantees. We do not tear off a roof into an incoming storm and we do not install shingles in conditions the manufacturer does not allow. Weather delays are communicated as early as we know about them.

ACCESS

What we need from you

Clear driveway access for the dump trailer and material delivery, vehicles moved off the work area, and any pets kept inside for the duration. Fragile items on walls and shelving should be secured, since tear off vibrates the structure.

PAYMENT

Terms are on the proposal

Deposit requirements, progress payments, and final balance terms are stated on your signed proposal. Balances are due on completion unless the document says otherwise.

LATE BALANCES

If an invoice goes unpaid

Past due balances may accrue interest and collection costs as permitted by West Virginia law, and unpaid work may result in a mechanic lien filed against the property. We would much rather call you first.

WARRANTY

What is covered and what is not

WORKMANSHIP

Our labor

Our workmanship warranty covers installation defects and is stated in writing on your proposal. It is honored by the same company that did the work, out of the same shop on Winchester Ave.

MANUFACTURER

The materials

Shingles, metal panels, membrane, and accessories carry their own manufacturer warranty with its own terms, registration requirements, and exclusions. Those warranties are issued by the manufacturer, not by us, and we register them on your behalf when the job qualifies.

NOT COVERED

Common exclusions

Damage from storms, falling trees, foot traffic by other trades, ice damming caused by inadequate attic ventilation that we did not install, structural movement, and modifications made by another contractor after we left. Neglecting basic maintenance also voids most coverage.

TRANSFER

Selling the house

Whether a warranty transfers to a new owner depends on the specific warranty document. Ask us before closing and we will tell you exactly what you have.

CLAIMS

How to use it

Call the office at (540) 550-9703. Describe the problem and we will schedule a look. Warranty response does not go through a call center.

OUR ROLE

Contractor, not adjuster

We document damage, provide a professional scope and estimate, and meet your adjuster on the roof. We are a roofing contractor. We are not public adjusters, we do not negotiate your claim on your behalf, and we do not provide legal or insurance advice.

YOUR CARRIER

They decide coverage

Approval, denial, depreciation, and the amount paid are decisions made by your insurance company under your policy. We cannot promise a claim will be approved and you should walk away from anyone who does.

DEDUCTIBLE

It is yours to pay

Your deductible is your responsibility. West Virginia law prohibits a contractor from paying, waiving, absorbing, or rebating a property insurance deductible. Any company offering to eat your deductible is asking you to participate in insurance fraud.

NO PRESSURE

Nothing gets signed on a doorstep

We do not use contingency agreements that lock you in before you know what your claim pays, and we do not ask for a signature during a first conversation at your front door.
