What is actually happening up there
Water almost never comes through the middle of a slope. It comes in where something interrupts the slope. A pipe, a chimney, a sidewall, a skylight, a valley, or a satellite mount somebody lagged straight through the shingles in 2011. Here is what we find, in roughly the order we find it.
A ceiling stain under a roof that looks fine from the ground
Nine times out of ten the failure is a flashing, a boot, or a skylight, and none of those are visible from the driveway. The stain is almost never directly under the hole, because water travels along rafters and decking before it drops. Guessing from the ground is how people pay to fix the wrong thing twice.
A cracked collar on a pipe boot
On a twelve to twenty year old shingle roof here, the pipe boot dies first. The rubber collar splits around year eight to twelve on south and west exposures while the shingle field still has a decade left in it. Ignore it and the water runs down the pipe into the wall cavity, where you will not see it until the drywall goes.

That is the signature of a missing kickout flashing at the bottom of a roof to wall run. Instead of being thrown into the gutter, every drop dives behind the siding and runs down inside the wall. By the time anyone connects the stain to the roof, the sheathing and rim joist are usually soft.
Caulk smeared across the chimney flashing
Counterflashing belongs cut into a mortar joint, folded in, and sealed. Metal face nailed to brick with a bead of caulk across the top works for about three years. Then the caulk shrinks off the brick and the homeowner gets told the chimney needs rebuilding when it needs flashing correctly.
A valley that leaks on architectural shingles
Laminated shingles should never be woven through a valley. They are too thick to lay tight, so the water channel bridges and pushes water sideways under the courses. Left alone it soaks the valley boards, and then you are paying for decking instead of metal.
Clean water dripping when it has not rained in days
That is condensation, not a leak. Warm moist air from inside the house is reaching a cold deck in winter. Patching the roof does nothing at all here, because the problem is intake ventilation and air sealing. We will tell you that rather than sell you a repair that cannot work.

1. You call and a person picks up
Open 24 hours a day, seven days a week, answered by somebody who can tell you whether what you are describing needs a tarp tonight or an appointment Thursday. If water is coming in right now, say so, because that routes to the emergency line ahead of everything else.
2. We get on the roof, then in the attic
Both, every time. The roof shows us the failed detail and the attic shows us where the water is actually entering and how far it has traveled. A diagnosis made from the ground or from a ladder at the eave is a guess, and we do not hand you guesses.
3. You get photographs and a written scope
Every diagnosis comes back as images of the actual failure with the location on the roof identified, plus a written number for the repair. You should be able to see the problem yourself before you agree to pay to fix it.
4. We fix the detail, not the symptom
That means opening the courses above the failure, replacing rotten decking if the deck is soft, and reintegrating the flashing so it sheds water by geometry instead of by sealant. Caulk is a finishing step on our jobs, never the repair itself.
5. We test it and clean the site
The repaired area gets water tested before we leave when conditions allow, and the ground gets run with a magnet for nails. You get the after photos alongside the before photos, so the file makes sense to you a year from now.

The wood everything else depends on
Board decking on the older city stock and sheet goods in the subdivision belt fail differently when they stay wet. If the deck under the leak is soft, it gets cut out and replaced before anything goes back on. Shingling over rotten wood is how the same leak returns next spring.
Self adhered protection at the vulnerable spots
It seals around every fastener driven through it. January in Berkeley County averages a low of 25 and a high of 41, so the roof crosses the freezing line most days all winter and meltwater backs up under the courses. Valleys, eaves, and every penetration we open get it.
Penetration flashing done two ways
Either a retrofit collar over the existing flange, or the old boot cut out and a new one woven into the courses so the flange sits under the shingles above and over the shingles below. If someone quotes you a full roof because a boot collar split, he either did not get on the roof or he is hoping you cannot tell the difference.
Metal at every roof to wall line
Step flashing is individual pieces, one per shingle course, woven up the wall as the roof goes on. A single continuous L flashing up a sloped wall is wrong no matter how much sealant is on it. At the bottom of the run, a kickout throws water into the gutter instead of behind the siding.
Four parts, not a tube of caulk
An apron at the front, step flashing up both sides, a cricket behind it, and counterflashing tied into the masonry. The residential code requires that cricket on any chimney wider than 30 inches, and the older Martinsburg stock is full of three and four foot chimneys with nothing behind them but a flat shelf collecting leaves and ice.
The strongest way to build a valley
Open metal, 24 inches wide, with no fastener anywhere in the water channel. Shingles get cut back about three inches from centerline, widening roughly an eighth of an inch per foot going down, with the upslope corner dubbed so water cannot track sideways up the cut.
Purpose made caps, fastened in the nailing zone
Ridge cap fails when it is nailed through the exposed portion or when somebody cuts caps out of field shingles that were never made to bend over a ridge. February is the windiest month here, and that is the first thing off the roof when it was done wrong.
